If you need an appraiser for an estate valuation, an estimate of value prior to listing a property, or for any other personal reason, I recommend only two (2) local appraisers for residential real estate and one for commercial property.? I’ve dealt with many appraisers extensively in my mortgage business and completely trust these people’s knowledge and integrity.

When you are purchasing or refinancing a property, the lender orders an appraisal directly to establish an estimate of value for the purpose of underwriting the loan.? Although the borrower generally pays for the appraisal, it is used by the lender and the lender deals directly with the appraisal.
In order to protect the integrity of the appraisal process, the loan officer and the appraiser do not communicate directly during the appraisal process.? With Prosperity Mortgage, after I order an appraiser, it is assigned to a specific appraiser through an appraisal management company contracted by the lender.? A panel of? local appraisers compete for the assignment based on expertise, cost, and schedule.? Only after the appraiser is assigned, am I notified of the result.
